What exactly do you guys do?

One of our greatest values is to “love our neighbors as ourselves.” One way that we can live out this value is by providing a simpler way for people looking to sell their homes without the usual stress. We'll buy your home in cash, let you pick the closing date, handle any needed repairs, and you won't have to worry about those regular real estate fees and closing costs that usually come with selling a house.

Have you bought many homes?

Yes. We have been buying homes all over North East Ohio. Check out some of the testimonies and reviews from several people we’ve worked with over the years.

What is the process?

  1. Phone Appointment - We have an initial conversation on the phone to learn about the property and your goals. Together, in this 15 min phone conversation we determine if we might be a good fit for you. If we are a good fit, after the phone call we run our numbers and put together an offer or price range of what we can pay.

  2. Visit Property - If offer is acceptable to you or if we are at least “in the ball park,” we then schedule a time to come and visit the property and meet you. This takes around 30 minutes. We walk through the property, take some photos, and do a visual inspection.

  3. Sign Purchase Agreement - If we can create a “win-win,” we then sign a purchase agreement that we will take to our title company.

  4. Inspection - We will schedule a time to do a more thorough inspection of the property with some of our investors and partners. We also might have a professional inspection company inspect the property for our own due diligence.

  5. Clear Title - We wait for the thumbs up from the title company that the title is clear and the property is ready for closing.

  6. Closing - The title company takes care of the process to legally transfer the property. They also handle the transfer of funds. Once everything is ready, we all sign the documents and the property is transferred and you receive your agreed upon price!

Do you only buy really cheap homes in really bad condition? That is NOT my home!

No, we buy all kinds of homes in all kinds of conditions. While we do buy homes in bad shape, we also love purchasing homes that are “move-in ready.” If we aren’t the best fit for you, we will quickly let you know. At the same time, we might know of some other solutions that are better for you.

Why work with you instead of a realtor?

Realtors are great (we know several!) and they can try to help you get top dollar for your home. But they come with a price tag. A realtor can’t guarantee you a price upfront—you never know how much you will actually get for your home. Then, you have to pay the realtor a commission, usually 5-6% of your sales price, in addition to closing costs. Listing your home with a realtor often takes months to sell, and during that time, you have to deal with the hassle of many people coming in & out of your home for Open Houses and drop-by viewings. When your house is sold by a realtor, you are advised to pack up and store as many of your personal items as possible, and update with fresh paint, flooring, or fixtures. And then, once you accept a buyer’s offer, they usually give you a list of concessions—things they want repaired or money back for. Sometimes buyers fall out of escrow late in the process and then you have to start all over again. All this can add a lot of stress to the home selling process, and you often end up with significantly less money than you hoped for.

Selling your house to us will look like a lower offer up front, but the price we agree to is the price you’ll end up with. No hidden fees. And no extra work. That’s it. We agree on a price, agree on a closing date, sign a contract, and then you’re done.

What sets you apart from all the other real estate investors in town?

There are many great investors in the greater Cleveland area. We know a lot of them! Our biggest desire is about helping you find the best solution for your situation and property. If that means we don’t do business together, but you have found the best solution, we are very happy about that. We care more about the relationship and your best option, than a deal for us. We would love the chance to prove that to you!
